In Texas the Real Estate Brokerage that lists a property represents the Seller.  Many buyers think they will be able to negotiate a better price if they call the real estate agent listed on the sign.  By law, that agent must negotiate for the best interests of the Seller.  Also, by law a real estate agent must present the "Information of Brokerage Services" document, approved by the Texas Real Estate Commission, at the first "substansive" discussion with every potential Buyer or Seller.
